What Makes it Unique?

Originally developed as a railroad crossing for the famous Denver and New Orleans Railroad, Falcon has a fascinating history that dates back to the 1800s. Following some challenges, including a famous, destructive flood in 1935, the area remained undeveloped for decades, serving mostly as a quiet home for ranchers. As the greater Colorado Springs area expanded in the 1990s, however, Falcon nearly doubled in population, leading to significant growth in available real estate which continues to this day.

Not really a city by definition, Falcon is an unincorporated area that includes the majority of neighborhood developments along Meridian Road and the area around the corner of Meridian and E Woodmen Roads. Falcon neighborhoods include Elkhorn Estates, The Meadows, Meridian Ranch, Woodmen Hills, Falcon Heights and Paint Brush Hills, formerly known as Falcon Hills.

A peaceful area with a suburban feel, Falcon is a great community for people who want a quiet lifestyle without having to sacrifice the many advantages of living near a larger, metropolitan city. Located approximately 25 minutes south of Colorado Springs, Falcon offers quick access to celebrated attractions, including U.S. Air Force Academy Planetarium, Western Museum of Mining & Industry, Rocky Mountain Motorcycle Museum, Rock Ledge Ranch Historic Site, Glen Eyrie Castle and Garden of the Gods, along with great dining, shopping and entertainment. It’s also perfectly placed amid a gorgeous natural landscape near great hiking, biking, fishing and other outdoor recreation.

Living in Falcon

Although it is still unincorporated, Falcon offers a wide array of modern conveniences including Antler Creek Golf Course, noted as the state’s longest course and second longest in the U.S. There is also plenty of good dining and shopping, along with outdoor activities and community events.

Falcon is especially attractive to commuters with families, thanks to its convenient location just moments from top tech companies and other major industries. It’s also within a short drive from the Air Force Academy, Cheyenne Mountain Air Force Station, Peterson Air Force Base, Fort Carson Army Base and Schriever Air Force Base in El Paso County.

Residents appreciate Falcon for its tranquil atmosphere, friendly people and small community atmosphere. The local communities offer plenty of good dining options, stores and activities.

Falcon residents are educated at Falcon District 49 Schools, which spans eastern Colorado Springs and various unincorporated areas of El Paso County. Falcon High School, Falcon Middle School and Meridian Ranch Elementary School serve as the primary schools for children in the community. Young residents of Falcon enjoy high school curriculums geared toward prepping young minds for state colleges and major universities. Falcon parents can rest assured that their children will get a good education at modern facilities.

The Falcon area has grown rapidly in recent years, partly due to home prices that are less expensive than inventory in comparable parts of Colorado Springs. Buyers will find a wide selection of homes ranging from 1,300 to 7,000 square feet throughout the community.

Home prices range from $200,000 to $600,000, depending on market conditions. Most of the neighborhoods in Falcon are managed by homeowners associations. Paint Brush Hills master-planned community includes more than 700 single-family homes on typical whole-quarter- to one-acre lots. Meridian Ranch also offers a diverse selection of homes priced in the mid-$200,000 to about the mid-$500,000.
